Owner-Operated Maintenance Plans for South Jersey Homes
I’m a one-man contractor. That means you get the same person every visit—consistent eyes on your home, honest prioritization, and documented service notes you can keep. Plans are flexible: monthly, seasonal, or tailored to your property and budget.
Maintenance plans focus on inspection, prevention, and small repairs. Larger repairs or remodel scopes are quoted separately with a written proposal.
Core Visit Plan
Recurring checkups and small fixes to keep the home stable—especially helpful for busy homeowners, rentals, and seasonal properties.
- Visual checks for leaks, staining, ventilation issues, and seasonal wear
- Basic touch-ups and minor repairs when feasible during the visit
- Clear “now vs. later” recommendations to prevent surprise expenses
Seasonal / Shore Add-Ons
Optional support for storm prep, arrivals, and property readiness—built around your checklist and how you use the home.
- Storm prep and post-weather checks (photos provided)
- Key coordination and access notes (by agreement)
- Basic readiness tasks: supplies, minor hardware, small punch items
Documentation & Communication
Every visit includes notes and time-stamped photos with clear next steps. If something needs a larger repair, you’ll receive a written scope before work expands.
- Photo log
- Key areas + any findings documented
- Written notes
- What was done + what’s recommended next
Plans are written and scoped. Scheduling depends on season and workload. Emergency plumbing/electrical hazards should be handled by the appropriate licensed trade first.
